The steps to buying a home or property...

1.Getting pre-approved- Being preapproved, that is the key to finding a home in your price range, some homes don't qualify for certain types of financing based on the properties condition. Plus, this will strengthen you offer when you do find a property to make an offer on. Most sellers will not entertain offers from un-preapproved buyers. This process takes 20-30 minutes with a lender and can really start you out on the right foot.

2.Finding a home or property- I will give you listing that are current and match your criteria. This is essential in a market where homes go quickly. I will set up appointments and show you homes only you are qualified for and homes you want to see.

3.Making the offer- I will prepare a cma for the property you are interested in, this assures you that you making a good offer. I then prepare the offer, with needed contingencies and conditions in the offer to assure you that you do not loose any money if you cannot close based on the homes condition or your financing. This is where an agent can save you tons of money and make sure you are covered legally covered. 

4.Offer acceptance and home inspection- Once your offer is accepted I will collect your earnest money and deposit it into an escrow account. I will always suggest you get a home inspection, this assures you that the home is in good working order and gives you a chance to ask the seller to fix anything you need them too. 
5. Home appraisal and approval of loan- Your selected lender will order an appraisal,once this is done, which generally takes a week it comes back the lender and you loan goes to underwritng. Once out of underwriting, the lender orders the documents you are to sign (the loan package) and sends it to escrow. 
6.Closing-We are almost done now, I promise....You go in and sign your documents at escrow, I attend all my closings for support. The escrow company then sends everything you sign back to the lender for review,once reviewed the lender approves it and funds the loan-the lender then has the escrow company send the deed you signed to the county for recording. Once recorded you can pick your keys to your new property from me.
